Business development manager Overview
Position Summary:
The Business Development Manager is responsible for the acquisition of multifamily and commercial construction projects, typically in the $2M - $30M range. The Business Development Manager will ensure project pipeline has consistent deal flow to accomplish minimum quarterly sales volume. To ensure client satisfaction, the Business Development Manager will work hand in hand with the estimating department and lead preconstruction through sales in order to provide overall direction for projects and project management teams; ultimately ensuring projects are completed in accordance with clients’ design, budget, and schedule. The Business Development Manager reports directly to the Director of Business Development and indirectly to the Vice President.

Primary Functions
· Maintain existing client base along with utilizing company resources to search all opportunities for new sales business in order to accomplish established quarterly minimum sales volume.
· Contact and build rapport with potential clients to establish a business relationship by meeting with them and understanding their project goals.
· Utilize CRM software daily with a purpose to operate completely through the platform and track daily sales activities. (Lead : Tracking : Qualification : Estimating : Estimating Follow-Up : Contract : Closing Duties)
· Qualify sales leads from ConstructConnect, events attended, and other lead sources. (Architects, Real Estate Brokers, Referrals, Competitor’s Websites, Etc.)
· Acquire a strong understanding of company services as well as researching the latest in the industry to create new opportunities to expand business development.
· Assist in recruiting new talent while having a clear objective of building and training new sales team.
· Collaborate with executive and sales teams to ensure objectives are met, such as sales volume and profit targets.
· Ensure that all items are bought out and confirm scope, cost, and timeline with client and coordinate any special procedures (i.e., owner direct purchases) that can maximize cost savings.
· Oversight ensuring proper scope and subcontract values are established with pre-construction team.
· Oversight of timely communication with owner for any change of scope due to RFIs, submittal reviews, and/or direction from the architect that is different from that of the drawings.
· Reviewing, communicating with development team, approving, and processing change orders and pursue timely approval and payment.
· Evaluating and mitigating owner/project and subcontractor risks by ensuring that all appropriate bonds/insurance and safety programs are in place and maintained and ensuring that safety is properly incorporated into job planning and execution.
Sales Strategy
Developing and executing sales plans to meet and exceed monthly and quarterly sales goals.
Identifying new revenue opportunities.
Monitoring revenue streams and identifying opportunities to increase profitability.
Identifying and developing new lines of business based on market demand.
Performing competitor analysis toward obtaining an increased market share.
Team Collaboration
Assisting in defining evolving business strategy, mission, or purpose by identifying goals and determining actionable ways to reach them.
Liaising with Sales, Marketing, and Management to align strategies aimed at increasing revenue.
Leading client meetings through preconstruction process.
Collaborating with management team on sales goals.
Support the team with other responsibilities as required.
Assist estimating and operations in subcontractor outreach.
Meetings / Networking
Maintain company dress codes and appearance requirements.
Manage regular client meeting’s schedule.
Attend scheduled project meetings with clients, bankers, architects throughout the closing process (underwriting duties).
Identify new clients by researching and creating networking opportunities.
Attend networking events to attract and retain clients.
Developing client relationships and strengthening industry partnerships.
Negotiating and closing business deals that promote sustained revenue.
Attend job fairs and assist in recruitment of future team members.
Marketing
Creating strategies aimed at communicating with our target audience for the purpose of promoting our services.
Evaluating and improving sales, marketing, and branding strategies.
Developing and executing sales and marketing strategies to grow business.
Maintaining and updating sales, marketing, and business development documentation. Manage marketing material needs/supply (i.e.: trade show supplies, information packages)
Assisting with marketing and promotional projects.
