Project Manager Overview
As a Project Manager, it is ultimately your responsibility to ensure that your projects are 100% up to all ELITE standards. The job sites need to meet or exceed code requirements and the expectations of the client. It is your responsibility to communicate with the client, to make sure the projects stay on budget, inspections are passed, get completed within the scheduled timeframe, meet all of the bullet point items below, and most importantly that the Client has an ELITE Experience!
Please review the points below to understand that the whole project is YOUR ultimate responsibility. It is your job to utilize the Superintendent and Subcontractors to get these items complete.
The Project Manager reports directly to the Director of Project Management and indirectly to the President.
You are Responsible for these items:
Position Summary:
The Project Manager is responsible for managing multi-site multifamily and commercial construction projects, typically in the $2M - $25M range. The project manager ensures the project maintains alignment with the long-term project plan and budget. The Project Manager provides overall managerial and technical direction for projects and project management teams, ensuring projects are completed in accordance with design, budget, and schedule.
Performance Objectives:
Professionally represent ELITE Construction as the primary interface with Clients, Subcontractors, Architects, and Engineers and manage/maintain relationships with clients.
Assist Preconstruction in clarifying plans, defining project scopes, objectives, and ensuring the technical feasibility of the projects.
Once Estimating/Preconstruction have a signed contract and have completed their tasks, have a Project Transition Meeting to turn over the project to Project Manager.
Review & understand project scope, documents, plans, specifications & standards.
Assist in procurement of subcontractor and material vendor bids with a detailed scope.
Assist in buy-out of all materials and labor to accommodate the scope and schedule.
Manage internal resources and subcontractors/vendors for the efficient execution of projects.
Oversee all aspects of projects, including setting deadlines, assigning responsibilities, and monitoring and summarizing the progress of the projects.
Coordinate and complete projects on time within budget and within schedule.
Schedule an initial client Pre-Construction meeting to introduce yourself and your Superintendent to review the Project Schedule, Construction drawings, and Scope of work for their Project.
Schedule Pre-Construction meetings with each of the subcontractors to review their contract, Scope of work, and schedule.
Correspond with architect to manage all RFIs & Submittals.
Manage the Permitting Process and ensure all permits are approved before beginning construction.
Ensure the project schedule is online and up to date at all times.
Visit each assigned project at least 2-3 times per week.
Update the Daily logs each day during the construction period and other updates to keep the client informed until project completion.
Prepare weekly report for ELITE Team regarding status of projects.
Ensure all safety precautions are being followed per ELITE Safety Manual.
Ensure the timeframe of the project is on time or ahead of schedule.
Manage all purchase orders with subcontractors providing a detailed scope in every purchase order.
Ensure materials are ordered, are accurate, and are delivered on-site at the correct time.
Resolve project obstacles and come up with creative solutions.
Report and follow escalation protocol as needed for project issues.
Manage and minimize Change Orders with subcontractors and clients.
Reviews subcontractor bids and invoices for accuracy and completeness for approval.
Prepare monthly Pay Applications based on project progress.
Monitor Inspections on site and online, and ensure they are passed.
Communicate with the superintendent, subcontractors, and clients on a regular basis to discuss project issues, progress, requirements & goals.
Organize and continually update all project information within CoreCon and within project folders.
Create a 2-week look-ahead schedule with the superintendent every week on a specific day of week.
Hold mandatory Subcontractor weekly meeting on site/Teams.
Ensure 24 hours prior that materials and subcontractors will show up to the job site at the scheduled time.
Document weekly Subcontractor presence and progress.
Lead biweekly OAC Meetings on site.
Assist the Client with any needs they have within reason. Realize that all Clients are on a different level of understanding of the construction process and we are here to help them through the whole process as much as possible.
Walk every single unit to ensure all Punch items have been completed.
Attend project closeout meeting/final walkthrough with the client.
Be in contact with your Superintendent frequently for project updates and to provide support.
Contact the Project Salesman / Estimating at any time for assistance or with any questions.
Adhere to ELITE company policies and procedures.

Capabilities/ Key Competencies to Maintain:
An in depth understanding of construction plans for each project.
Ability to effectively communicate, organize, plan and execute project plans.
Maintain and work towards improvement of skillset in Construction Management, Sales, Estimating, Planning, Reporting, and Communication with Team.
Excellent written and verbal communication.
Efficient organization including attention to detail and multitasking.
Leadership and direction of the work of the subcontractors on each project.
Ability to develop, manage, and forecast project schedules and budgets from pre-construction through close-out.
Strong conflict management and resolution - foreseeing possible areas of conflict in advance and resolving conflict quickly and efficiently.
Growing a vision for developing assistant project managers, superintendents, and foremen into future leaders.
Flexibility to travel to multiple job sites across Texas and surrounding states as necessary.
