Estimator Overview
Position Summary:
The Construction Estimator is responsible for coordinating construction new builds and remodels for multi-site multifamily and commercial construction projects. Responsibilities will include preparing bids and estimates by performing quantity take-offs (PlanSwift), data input, product research, subcontractor acquisition & scope verification/ negotiation for projects typically in the $2M - $30M range. The Construction Estimator / Engineer will ensure the project estimations are accurate and reflect every aspect of the project plans and specs, while also providing overall managerial and technical direction of projects to project management teams and ensuring project estimates are in accordance with design, budget, and schedule. The Estimator reports directly to the Vice President and indirectly to the President.
Performance Objectives:
• Professionally represents ELITE Construction as a primary interface with Clients, Subcontractors, Architects, and Engineers and manages/maintains relationships with clients.
• Have in depth understanding of construction plans, specs, MEPs, takeoffs, and blueprints for each project.
• Estimate assigned jobs in the required timeline with high level of accuracy while ensuring minimum 20-30% profit margin for each line item.
• Ensure with Director of PreConstruction that all items are bought out and confirm scope, cost, and timeline with client and setting up any special procedures (i.e., owner direct purchases) that can maximize cost savings.
• Ensure proper scope and subcontract values are established with pre-construction team.
• Handle ITBs, SOWs, SOVs, RFIs, COs, Submittals, Takeoffs, & Clarifications Statements.
• Grow subcontractor base to have 5-10 qualified subs of each trade for each market.
• Work directly with Project Manager to present estimate/budget for approval.
• Maintain effective and clear communication with internal and external colleagues regarding progress of estimate while setting clear and achievable expectations.
• Assist in preconstruction, planning, and budgeting.
• Establish standard pricing benchmarks (per sf/unit) for each trade.
• Maintain weekly log/report of progress on current and prospective projects.
• Produce accurate and timely proposals for distribution to clients based on pre-set dollar thresholds.
• Quickly address any concerns with internal and external colleagues, clients, and subcontractors.
• Adhere to company policies and procedures.
• Attend and participate in any company or industry training as required.
• Maintain strong leadership attributes with a desire to grow within the company and potentially lead a team.
• Maintain flexibility to travel to multiple job sites across Texas and surrounding states as necessary.
Capabilities/ Key Competencies to Maintain:
• Strong numerical and analytical skills with attention to detail and high level of accuracy.
• Thorough knowledge of project estimation of interior and exterior renovations, and ground-up construction.
• In depth understanding of construction plans, MEPs, takeoffs, and blueprints.
• Strong working knowledge of PlanSwift, Corecon/Procore, Microsoft Office, and ConstructConnect.
• Skillset of Estimating, Planning, Reporting, and Communication with Team.
• Excellent written and verbal communication skills.
• Efficient organizational skills including attention to detail and multitasking skills.
• Familiarity with a variety of construction concepts, practices, and procedures.
• Ability to establish and maintain effective working relationships with clients, coworkers and vendors.
• Strong leadership attributes with a desire to grow within the company and potentially lead a team.
